A behind-the-scenes look at how we're restoring a mid-century cabin outside Rockmart, GA — foundation to finish.

We recently wrote about critical regionalism and what it means to restore a structure with respect for the land and materials it came from, using this project — the Parker Cabin & Barn — as the example. That piece talked about the land itself: the holler where two hills meet, the old bear tree, a childhood spent on forty acres not far from here. This post is the other half of that story. It's the actual build — what we found, what we're doing about it, and why every decision on this job keeps tracing back to the same idea: don't erase what's already here, work with it.

The Parker Cabin was originally built in the 1960s or 70s — not a hundred-year-old, pre-Civil War era farmhouse, but built the same way those older homes were: with rough-sawn lumber, largely by hand, without much of what today's building codes would require. That's exactly why it needed the kind of attention we're giving it now.

What We Found Once We Opened It Up

The house had been built directly on a foundation with no permitting process behind it, which meant no compaction testing was ever done on the soil beneath it. That's step one for any modern build, and it simply hadn't happened here.

So before we could do anything else, we had to go back and do it right: soil compaction testing across the site. Interestingly, we found that one entire side of the house doesn't need additional compaction — the soil there is already solid. The rest of the footprint does.

To fix it, we're installing helical piers — one on the interior, and two at the exterior corners — to shore up the large timber posts that carry the girders running along the outside bands of the house. Those posts are original, and they're structurally important: they're what everything else on that side of the house bears down on.

Verifying the Bones

Because we're adding a second story — something the original structure was never built to carry — we needed more than a visual inspection. We had a certified grade survey done on the existing rough-sawn framing lumber to verify its actual structural grade and confirm it could support the added load.

The lumber passed. It's solid, old-growth material, cut the way rough-sawn lumber from that era typically was, and it's held up. But passing a grade survey and meeting our own standards aren't always the same thing. We made the call to still demo out sections of the original framing that didn't meet what we wanted for this build, even where the lumber itself tested fine.

The structural plans spell out exactly what's carrying the new load: Douglas Fir-Larch dimensional lumber throughout the framing, with LVL (laminated veneer lumber) members and glu-lam beams reinforcing the longer spans, and log members specified where the original timber character needed to stay exposed. It's a mix of old-world material and modern engineered lumber, each one doing the job it's actually best at — the Douglas Fir-Larch and log members keeping the rustic bones visible, the LVLs and glu-lams quietly doing the structural heavy lifting where a second story demands more than rough-sawn timber alone can carry.

Reframing for a Second Story

We're keeping the original footprint — the exterior walls stay, forming the same rectangular shape the house has always had. But the roof and ceiling joists are coming off entirely, since they're not structurally sound enough to build on top of.

In their place, we're installing web joists (I-joists) with modifiable ends — six inches to a foot of material we can trim on-site. That flexibility matters because a structure like this, built decades ago without laser-precise framing, is almost never perfectly square. LVLs are going in around the top plate bands, and the new joists will set directly on top of those.

It's a careful sequence: verify what's there, reinforce what can be trusted, replace what can't, and build the new structure so it still sits true on an old, slightly imperfect footprint.

The foundation details in the plans back this up on paper — sonotube footings at each pier location, with joist-to-wall connections engineered specifically for how the new floor framing meets the old exterior walls. Nothing about the reinforcement is guesswork; every connection point where new structure meets original structure has been drawn and specified before a single pier goes in the ground.

The Roofline

Once the frame is sound, the roof follows a similar logic — nothing arbitrary, nothing oversized. The main cabin carries a steep 12:12 pitch, the kind of traditional gable silhouette you see across older Appalachian construction, while the porches and secondary roof sections drop down to lower 2:12 and 3:12 pitches. The result is a roofline that reads as one cohesive form rather than a house with an addition bolted on — which matters here, since so much of this project is about making sure old and new don't visually compete with each other.

Windows and Doors, By the Numbers

The window schedule tells its own version of the "view as art" story. The dominant unit throughout the house is a tall casement measuring roughly 4'-10½" wide by 6'-11½" tall — close enough to the "five by seven" feel we've been describing — and it repeats across nearly every elevation, front and back. Smaller units (24"x48", 36"x60") fill in secondary spaces like bathrooms and stairwells, and one wider 3'x6'-11½" unit anchors a larger opening elsewhere on the main level.

The door schedule stays just as restrained: eight doors total, nearly all a standard 3'-0" wide by 6'-8" tall, with one narrower 2'-0" service door and a 2'-6" door on the upper level. Nothing oversized, nothing decorative for its own sake — the doors do their job quietly so the windows can do the talking.

Grounded in Stone and Local Pine

Once the piers are in, the foundation gets rebuilt in block and then wrapped in stone — sourced from rock found right on the property. It's the same material, quite literally, that's already part of that land.

The siding is rough-sawn local pine, milled at a sawmill nearby, echoing the original construction almost exactly. We may stain it to give the exterior a slightly more refined, upscale finish, but the intent is for the house to still read as what it always was — just cared for. Windows and doors are aluminum-clad, tall casement and tilt units with pull-in insect screens, which keeps the exterior detailing clean without abandoning function.

Sourcing With Intention

Critical regionalism, as an idea, pushes back against what its early theorists called "universal civilization" — the placeless, mass-produced building style that could go up anywhere and tell you nothing about where you actually are. The countermeasure to that isn't ornamentation. It's material honesty: using what the specific site actually offers, rather than what a supply catalog offers.

That's the thinking behind sourcing the foundation stone directly off the property instead of ordering veneer from a supplier. It's slower. It means hauling and sorting rock instead of placing an order. But it means the foundation of this house is made from the same ground it sits on, in a way that a manufactured stone veneer never could be. The same logic applies to the pine — going to a local sawmill instead of a big-box lumber yard isn't just a sourcing preference, it's the difference between a house that's from here and a house that merely sits here.

"Regionalism" Isn't the Same as "Critical Regionalism"

It's worth being precise about the term, because it's easy to flatten "critical regionalism" into a synonym for "rustic" or "old-fashioned." The architectural theorist most associated with popularizing the idea, Kenneth Frampton, drew an important line between the two.

Plain regionalism, in his framing, tends toward nostalgia — copying old forms because they read as charming or authentic, without much thought behind the copy. Critical regionalism is a different move entirely: it takes the lessons embedded in a region's older buildings — how they responded to climate, what materials were locally available, how they were actually assembled — and reinterprets those lessons using contemporary technique, rather than reproducing the old form outright. It's a considered response to a place, not a costume.

That distinction is exactly why the Parker Cabin isn't being rebuilt to look like a museum piece from the 1970s. The exterior — the site-sourced stone, the rough-sawn local pine, the steep traditional roofline — carries forward the logic of how this cabin, and the century-old farmhouses around it, were originally built. But the interior is unapologetically modern: inset trim, clean reveals, a deliberate contrast rather than a period-accurate recreation. Frampton's theory holds up architecture as a kind of structural honesty — what he called a "structural poetic" — where a building's assembly should be legible rather than hidden behind applied decoration. That's the same instinct behind building the trim, baseboards, and rough-sawn accents flush and inset rather than tacked on: the construction itself becomes part of what you're looking at, not something disguised by it.

It's also part of why Frank Lloyd Wright keeps showing up in how we talk about this project. Frampton singled Wright out specifically as one of the few architects who reliably achieved a genuine sense of place through scale, material, and sensitivity to site — not by copying vernacular forms, but by responding to them. That's the same target we're aiming at here: a cabin that feels inevitable on this piece of land, not staged on it.

There's a sensory dimension to this too. Critical regionalism, in Frampton's account, resists a culture that's over-indexed on the purely visual and asks architecture to engage touch, texture, and the body's experience of a space as much as the eye. That's part of what's driving the emphasis on the view over wall art inside the Parker Cabin, and it's part of why the rough-sawn wood stays rough-sawn in places instead of being sanded smooth — the texture itself is information, something you register as much with your hand as with your eyes.

Where This All Started For Me

Long before the Parker Cabin, before Evolve Design and Build even existed, this way of thinking started in school. In college, I wrote a thesis proposal exploring what I called embracing nature through critical southern regionalism — an argument for architecture in the South that responds to its landscape instead of erasing it. I don't have the full document anymore, but one piece of it has stayed with me for years:

Architecture should be a means of embracing nature instead of destroying it. Instead of humans relying on nature, nature should rely on us. Humans should make every effort to become a tool of nature...

I imagine walking in old woods up on a mountain's ridge. The sun peaks through the treetops. The birds are singing beautiful songs and are flying so close to me, I must be invisible. As I veered down toward a holler I saw an object rising out of the leaves like a sprouting acorn. The object rose out of the woods into a field. It seemed to embrace the landscape as if it was a part of it. The object laid across the field creating spaces and pathways. The field was the object, and the object was the field.

Today, if we design buildings to embrace nature, then when we die the buildings become their words.

That imagined walk — old woods, a ridge, a holler, an object rising out of the leaves and becoming part of the field — wasn't really imaginary, even back then. It was this part of Georgia. The same kind of holler where the bear tree still stands. The same ridgelines I grew up wandering as a kid.

Restoring the Parker Cabin is, in a strange way, the built version of that old thesis proposal. A structure rising up out of its own site, made from what the land already gave it, still doing the job of sheltering a family the way it always has. It took a couple decades to get from the proposal to the actual timber, but the idea never really changed.

A Different Feeling Once You Step Inside

The exterior stays rooted in the cabin's original character. Step inside, though, and the feeling shifts — toward something more refined and modern, while still clearly belonging to the same house.

Floors will likely be wide-plank pine. Baseboards are inset with a 3/8" reveal above them, and window and door trim follows the same idea — a Z-channel detail that lets the trim sit inset and flush with the sheetrock, rather than applied on top of it. Above windows and doors, we're taking some of the original rough-sawn wood, planing it down, and inset-building it into the wall the same way. Nothing sits proud of the surface. Everything is built in, so it looks like it's always belonged there rather than being added after the fact — a detail very much in the spirit of Frank Lloyd Wright's organic architecture.

The Hearth: Reusing What Was Already the Center of the Home

The original cabin had a wood-burning stove sitting on a concrete and cinder block pad. Rather than pour something new, we're keeping that pad and building a traditional fireplace up around it, with a wood-burning stove set into it. It becomes the literal and symbolic center of the home again — the same spot the original owners built their hearth, given new form.

No TV, No Wall Art — Just the View

The whole home is designed around an off-grid, hunting-cabin sensibility. There's no television planned. Wall space is intentionally minimal, because the walls aren't where the art is — the art is the view. Large windows, roughly five feet wide by seven feet tall, repeat across nearly every elevation of the house, front and rear. Inside, they're less like windows and more like framed pictures of the woods around the cabin.

What's Next

With the helical piers set and the foundation work underway, the next phases of this build are the framing for the second story, the roof going back on at its full 12:12 pitch, and the exterior siding and stonework going up around the newly-shored structure. After that comes the interior build-out — the inset trim details, the fireplace, and the wide-plank pine floors — where the house starts to show the modern contrast we've been planning against that rustic shell.

Why This Project Matters

This is what critical regionalism looks like when it's not theoretical — a house that keeps its bones, its site, and its original materials wherever they can still do their job, and that asks new construction to meet the old structure with the same care rather than replacing it wholesale. It's slower than a teardown. It's more complicated than starting from scratch. But it's the only way a building like this stays honest to where it came from.

That's true of the timber, the stone, the footprint — and it's true of the story behind it, too. This isn't a spec house being assembled from a catalog. It's a specific piece of ground in Polk County, a structure that's stood on it for half a century, and a family that decided the right move was to listen to what was already there before deciding what to add.
